Be patient and identify a direction.

Just stick with it, take massive action everyday and be incredibly patient!

@Rob Cee   agreed on all fronts... for me I just have to much velocity, this works if your doing your own deals and are patient to find the few a year you want to do.but for me who has 50 to 80 files going at any one time. 

We are almost done with the minor renovations on number two and number three is patiently waiting.

I currently like Dallas and San Antonio the best for apartments based on growth prospects and relative value but you have to look at a lot of properties and being very patient. 

Just be patient and consistent.

Yeah, I've been trying to be patient, I get that winter isn't the best time to re-rent, but over 2 months seems like it's beyond all reasonable level of vacancy

Do I wait patiently with a "if it's meant to be" attitude?

We chose Loma Linda for rentals as it is a good market for student and patient housing because of the hospital right there.
