I will be graduating in December and would like to house hack within the loop here in Houston or wherever I end up post graduation.For the past few months I've analyzed several "house hacks" using tools provided on here and have been having a lot of fun with that.

I hired them to build me several duplexes on my land in Oregon and it has been a nightmare. 

But I did a walk through of the property, checked all the sinks and toilets, didn't see anything out of the ordinary, and I was going to have a plumber come and take a more careful look.I owned several triplexes and duplexes in the NYC area, and water bills for duplexes increased from $280.00/ 3-months 10 years ago, to $580/ 3-month on the last bills, and I thought of major leaks.

I have several flips under my belt and it's time to acquire some rentals, and this deal looks appealing. 

Cons: my grandfather hack jobbed most repairs. leaking roof, stoop and porch need redone, lower unit kitchen needs complete remodel, 4-5 coats of paint on all walls, reoccurring mold in 1 bedroom and same bedroom needs insulation, upstairs unit you can hear anything and everything, all doors are original that came with the home, also have 4-5 coats of paint on them. small cockroach pest problem (not severe YET), Bathroom needs remodel and sewage lines need repair.

I had several properties I bought in 2008 that subsequently lost 1/2 their value.

There's several potential threats to the neighborhood and particularly our street but I'm not sure how much they would affect the rentability.

You can find several products that can be attached to a window which creates a second egress (think emergency rope ladder) these are cost effective and can be stored in a case as to not be messed with.
