I have a local ac guy i've used for 10+ years if you want another local quote, @Elton TidwellPersonally if you plan to keep it long term and every want to raise the rent, central heat and ac would attract better quality renters imho... window units scream 'bottom shelf' and are a signal of what renters can expect in terms of quality and rent...

@Mark Gee - I've noticed the reduction in rent prices at Hoboken as well, and it seems like the rentals do not get snatched up as quickly as they used to anymore.

Just a quick question.

They tend to attract more transient tenants.

Letting the TSP double your 5% and let that be the money you dip into in a pinch, say the property you buy needs a quick repair and you haven't had time to build the reserves you wanted. 

The husband was being transferred for his job needing to relocate and they needed to sell quickly.

The nice thinkg for you is they came and handled his affairs quickly- so refund them and move on with the new tenant.
