The planning phase took about 10 months and we've been in the build phase for nearly 7 months now.

My current plan is to get a construction loan for 125-150k, and once it's constructed do a cash out refinance to pay for it.

Plan to 1031-exchange into an upscale STR.- One SFR had a tenant just move out, another is going through an eviction, so with half of the portfolio vacant, it's decision time.I'm trying to decide whether to sell them as a portfolio (at least the 3 Georgia ones as a portfolio, Iowa would probably have to be sold separately), or get the other 2 empty, fix them up and sell them all to retail homebuyers. 

It does require that you pay attention to the funds available in the sub-accounts, but you should be on top of that anyway.Hope this helps!

@Mac Boeve if I had a dollar for every applicant claiming identify theft, they only cosigned for a relative or friend, they're working out a payment plan on that chargeoff or they have no idea what that is, so it must not be theirs - I wouldn't be here on BP!
