They have had numerous guest violation where someone was living with them not on the lease for months at a time, plus numerous parking violations and their kids/guests doing prohibited things in common areas.

When you own or have bought numerous investment properties you soon realize that you need to look at the foundation, roof and A/C heater most everything else is not significant to worry about.  

It does sound like you have some settling or moving, but this might be due to numerous things.

We see it all the time where a company grandfathered in a certain type of risk (ie motels or apartment storage units) and no longer have the appetite to underwriter this type of risk anymore usually due to losses incurred from the risk category.

I’ve heard of numerous stories about this on the coasts, but haven’t seen much of this in my area or the Midwest in general as of yet.
