No one predicted the huge jump in interest rates and rate caps, so great operators want to be conservative moving forward.   

A lot of out of staters are still moving into DE post pandemic (obvious reasons) but I wanted to see if there was a way marketing could be targeted towards certain states?

It's actually been kind of nice having both because I can "move up" my one bed tenants to two beds when they want/need more room.

I have a tenant who has given notice to move out on June 30, 2024.

I am also nervous about my move to the DC area wont work out and I will have this house as an option in case I want to return to the bay area and will never be able purchase a similar home if I sell it.

Just moved to Austin TX - Florida was getting expensive on residential side (tax reassessments, insurance hikes and mandatory flood insurance coming soon).

I'm currently renting it to a family member under the agreement that he moves out in time for us to sell it within the 5 year window so my husband and I will have lived in it as a primary residence for 2 of the last 5 years (we moved up to WA a year and a half ago).

Also coffee shops like Bottoms Up Coffee are moving in and small microbreweries like brew dog and land grant.
