They lend based on the asset's cash flow instead of your own. 

I used to tell alot of people when I worked at the bank, if you were in my position and somebody came that you had no history with and asked for a loan with your exact same situation would you lend your own money to them.

My Girlfriend was kind enough to lend me $50k for my last flip.

This is only possible for high networth individuals and institutions with the capital- and staying power to invest and last longer than 12 years.This was just a brief journey into cultures that defy wealth creation from the bottom up.

We're possibly looking at doing an owner-occupied  property and are needing to find someone that is experienced with this type of lending. 

I will look at other lending options.  

I am brand new to investing, I've been doing lots of research and was just wondering if anyone could lend some advice for someone just starting out.  

I don't deal with much commercial, so someone correct me if I'm wrong, but a commercial lender will want to see some experience from you to be willing to lend the money.
