Denver Rental Rates - nervous to make a move

I am finally ready to sell a rental on Green Mountain, and buy a SFH off south Broadway. I am really just looking off the MLS, with no real access to a great deal. I will be financing through a portfolio lender putting 25% down. I don't have an issue with any of that, since I am in this for the long term. To make the numbers work, I need to rent this house for $2000. The siize of the house would be perfect for a couple or small family. My 2 concerns are that I do not want to overpay, which does not seem like an option in this market. Secondly, is $2000 a month for rent sustainable long term? At $24,000 a year, why wouldn't a person just buy a house. It is hard to find anything in this area under $300,000 on the MLS.
