What I've done is "reverse engineer" the BP calculators and create my own spreadsheets that incorporate specific items I felt the calculators were missing (minor details and region specific items).

i'd say make the choice that creates the best ROI. these days i'd say an open floorplan with large kitchen/master suite/bathroom are the essentials.don't over design/analyse. keep it simple. you will not be living here, so there isn't reason to go overboard with fancy layouts and re-engineering a house with good bones.This is your business.

If it comes to this, obviously, there is no salvaging the existing hardwood.I used a hand scraped engineered hardwood for the new flooring, painted the entire interior and exterior of the house, landscaped, replaced the $500 range hood and a few appliances and the final result is in the pictures below.

Spoke with the guy briefly and he advised he wanted 4 million for the whole land or was willing to sell in increments of 10 acres minimum but didn’t give a set price on the minimum purchase.I for one wouldn’t know the first thing to do to reverse engineer this thing.
