ADVICE NEEDED - House Layout Ideas
About to close on my first house and I got the chance to get in and do some measurements a little early to decide on where I'd like to go with the flip... This house is pretty much a complete gut so I'm looking for ways to change things up for the better.
At the link below, I have two different layouts - the white lines are existing structure and the red lines are what I'm changing (and I cut off the living room on both for a better picture.) Question is: I'm looking for advice on which layout you would prefer if you lived in this house.
Let me know what you think on either Layout "A" or Layout "B" or if I should change it up and make a third option. Since this is my first flip, all constructive criticism is welcome and appreciated.

i'd say make the choice that creates the best ROI.
these days i'd say an open floorplan with large kitchen/master suite/bathroom are the essentials.
don't over design/analyse. keep it simple. you will not be living here, so there isn't reason to go overboard with fancy layouts and re-engineering a house with good bones.
This is your business. Everything has a cost,
with that said, I'd probably just try to put the water heater in the attic/basement, so you don't need a stackable washer/dryer in that existing space.
Assuming the rooms can handle it and if i was ambitious i would change the closets on the rooms at the right. shrink the master bedroom and turn that wall w/out a window into a long walk in closet. and steal the master closet to do the same with the other room.
