The key to the verbiage in the contract is "Except for Seller's express written agreements" and disclosures. 

The attorney says yes but if you do not convey you are not the buyer or seller and have written disclosure of informing all parties of your actions you are still not operating in the guidlines of the law and if you do convey then you are acting as a real estate agent which you need a license. 2: To sell a property you must "market" the property I guess a real estate agent or a titled owner are the only two people that can do that.

My question is my HOA disclosure says that the HOA covers only the water.

Appraisals and MLS data are private and they aren’t supposed to use that since we are in a non disclosure. 

We’ve had the agreement to purchase deal signed for 3 weeks and this was not disclosed, however no disclosure form either. 

By brokering @Michael Wyatt (if you’re still around), I assume you mean finding and screening qualified borrowers, evaluating the property, and originating the loan using proper disclosures and vetted paperwork.
