Is your market saturated with wholesellers?

I was wondering if anyone else is going through this.. I invest in the Atlanta market and it seems most of the good deals out there are with wholesellers. I have seen a significant increase in wholeselling activity in the last couple of years. I was just curious if anyone else there is experiencing this? I wonder if this is a good or bad sign for the market (does wholeselling increase as we are approaching a bubble?) .  All due respect to wholesellers, I am actually working with a few right now.

The few wholesalers I've encountered in Atlanta seem predatory. The "deals" I've been presented are laughable. I'm sure there are some really good ones out there but from what I can see, finding a true deal in Atlanta is becoming increasingly rare. If you are an out of state investor buying in ATL, be careful, some folks are trying to sell junk for jacked up prices. Try to find a local who isn't making money on your deal to give you a 2nd opinion
