HOA utilities question

I'm in the process of buying a 2 bedroom 2 bath condo. My thought is to do a mid term rental for traveling nurses in the spare bedroom. My question is my HOA disclosure says that the HOA covers only the water. I'm curious how utilities such as sewer and gas are billed in Georgia. I am moving here from Massachusetts where these are tied into the property taxes. Can someone explain to me how this works?

Be careful to look at the rental term requirements. Many condo associations have moved against short & medium term rentals, and require minimum 1 year leases.
