How to find investors for large 22 unit purchase?

I have running numbers for a specific deal that I believe will have great cash flow and a cash-on-cash return of over 27%.  Current market rents are almost half of what the going rental rates should be.  They are seller owned, 22 individual mobile homes and the street was created in 2000.  Financing of 6% @ 25-year note would cash flow over $12K per month.  Purchase price would be $2.2-2.4 million.  I could come up with half of the 25% down required but would need partner on the other half.  How would you structure this deal?  Never worked with another investor and not familiar with financing for financing units of this size.  Any help would be greatly appreciated!
