I can’t choose where I was born and raised, I didn’t choose to have good health it was given to me(yes I know lifestyle choice factor into health). 

That's time that could be spent analyzing deals, spending quality time with your family, or snorting blow in the Applebee's bathroom.Personally, I'd try to fix it myself, but mostly for the experience and education (and I enjoy that kind of stuff), not because it's necessarily the best financial choice.

And, in my humble opinion, I believe wholesaling is a lot more challenging than people are really sharing, and for my own personal choices, flipping feels like the right fit for me.

I needed to make this decision fast and a quick search on Bigger Pockets did not yield much, in retrospect I think I made the wrong choice.

The way it was piped, as built, may not allow for this but worth checking out.Get a (some) good HVAC specialists in and get educated over the summer so you can make a decision before next winter.As to leaving it for the next owner; your choice but for ever $1 you take out of operating costs, you get back $10 on sale (assuming a 10 CAP).

Seminole Heights and Riverside Heights would be a great choice.
