I do think that because I am coming in and do not have lots of money to invest with but I do have a people around me that are very vital to this business.

We just have to layer sometimes.Why we invested in Chicago- We were investing around the country and Chicago became our base because it's a transportation hub.

However, this is where a tax mind (familiar with the region) would be vital to determine reasonable FMV of the property in the eyes of the IRS and local values so as to not make it look like a transaction between family members is being put together for the purpose of avoiding fair market tax assessments.Not giving you specific legal or tax advice, just some personal thoughts :)

I have been told and read its best to put the property in a land trust as an extra layer of caution for the "due on sale" clause if the seller is nervous about it.   

It came back negative for asbestos which was a huge relief.This was the kitchen, looking back into the addition.There were several layers of flooring, the last of which was particle board glued to the cement.

@Matt Hintzke I would recommend starting out by laying a base layer of education in Real Estate.  

Just like a realtor, a mortgage broker, appraiser, Tax person, a PM company is a vital part of that team to help get you to success.

The alternative is to do research through Facebook Audience Insights and then add layers of demographic targeting to the Facebook Core Audience.

So far it is the best resource I have come across to describe wear layers, thickness, and durability to help you decide what type of plank you want to buy.

Checkbook plans involve a legal/consulting layer separate from the IRA custodian that is not restricted in the same fashion as the custodial layer, so such providers can assist with better education on compliance matters.
