Best Self directed IRA recommendations

I am looking into rolling over an old $401k account that I have vesting from a past employer into a self directed IRA to use for rental investing. I have about $50k to switch over, it will cost me not more than $20, and no taxes will be due. So my question for y'all is what SDIRA companies do you recommend that would have LOW fees and good quality/reputation? I was looking into Equity Trust and it seems like the cost would be around $400-450 per year for the account. Does this seem high? Which other companies would you recommend??!

Self Directed account fees are generally much higher than what you're used to with typical brokerage firms like Vanguard et al. 

I'd start by deciding what types of investments you'll be making (syndications, lending, turnkeys, etc) and use that as a lens to inform your decision. Some investments may have UBIT, for example, and not all Trust companies are created equal when it comes to that matter.

Also take some time to learn about Checkbook Control IRAs and Solo 401(k)s. It's worth knowing what your options might be before setting something up.
