While the pain of losing a parent is never easy, he taught me and in many ways continues to teach valuable lessons. 

The listing agent can go over basics of what a showing is, who will be present at a showing, how to prepare for showings (putting away valuables, medications, etc), what they need to expect during the contract period (inspections, appraisals, survey, etc).  

A great contractor is worth his weight in gold, and frankly, a lot more valuable than a PIA tenant.Talk with your lawyer (*I'm not one*) but in most cases the tenant can't just decide to "put his rent in escrow" on a whim.

In contract law you cannot have a valid contract without a transfer of valuable goods which each side must possess.

They paid a much lower rate, but gave us valuable feedback which we took and made the place better.Then we listed it on the various sites after it was completed and photos were done.

That work ethic and willingness to learn is hugely valuable, and that is where you can really add a lot of value to a lot of people's lives right now.

I was hoping to receive some valuable input on the best financing option available to me since I'm in a pretty unique situation.  

Another buyer however is already high income per year 1 million plus and will pay a lo cap rate just to have valuable dirt to hold for decades with estate planning.So you really need focus with specific criteria to create a strategy.
