Mike,I sent a batch of about 2,000 postcards to Absentee Owners in select Denver zip codes w/ over 50% equity, whose homes had not traded for at least three years. 

Curious to your thoughts on overall profitability, as currently I don't intend to make a massive property management company, but something more manageable and only taking select owners.

Thats why the ARV is a lot lower, I am normally more in the $70K range.Also there is an HOA there making it somewhat unique.
