They are good to approx. a value but serve little purpose when doing deeper valuation. 

You'll be better served by being more conservative in your analysis.

If they do not leave after 30 days you can serve them with a 3-day Notice to move out and you can file for eviction.

Ive seen on bigger pockets and the site rentimeter.com keeps coming up but this site only takes into account the number of bed/baths in a property and not that fact that a 2 bed 2 bath multi family is actually 2 separate units with 1 b 1 bath in each. 

If possible, getting a part-time job that would serve dual purposes of income & benefit to REI (Home Depot, Prop Mgt, handyman, etc.) might be a good play.
