Metrics to determine Rent in Analysis

Hello !

I am currently looking at my first real estate investment property (woo woo!) Im looking to do a live in flip/house hack. Home is in great condition just needs some updating of appliances and tile floors which I plan to do myself. 

Question 1)  I am having is how much to charge for rent? Ive seen on bigger pockets and the site rentimeter.com keeps coming up but this site only takes into account the number of bed/baths in a property and not that fact that a 2 bed 2 bath multi family is actually 2 separate units with 1 b 1 bath in each. 

If anyone could give me some tips/tricks that they use to evaluate a rent that would be greatly appreciated. I am in the Westchester,NY area about an hour north of NYC if that helps.
