Though the expanding interest in real estate may not be a positive note overall ... just this past weekend, while at the grocer, I had a front row seat to a dialogue between the cashier and bag boy on real estate investing.  

I too would be extremely cautious in trying to apply that exemption. (3 units or less)  It is a big bag of worms.

I also have plans to connect with the local community so that I can offer guests discounts to local independent shops and restaurants etc. which will be beneficial for all. 

Any advice on shopping for an insurance agent or insurance policy as a landlord?  

We currently rent the church out but have other plans for other ventures thru said building including a coffee shop, using as a wedding venue, reunions , birthday parties etc.

It's very rare that my sellers are shopping my offer, and if they are, it's rarely ever a deal. 

Hey Shaun Palmer honestly you are going to get a mixed bag on this in my opinion.

Over lunch one day I shared my vision of buying Multi family and apartment buildings that are seller financed and using private money from some investors I know,  that are looking for a better return on their dollars, to cover the down payment, closing costs and repairs/improvement.This peaked his interest in expanding his search criteria outside of what he specializes in and within a day he had a sweet triplex within a few miles of my office/shop.

So I asked my broker to shop around more.

They are currently working on a huge construction project building a racetrack, car condos, and a shopping area.
