That is asking for trouble big time, especially in a liberal tenant friendly state like MD.I would think the appropriate route is to buy some oil, bill it to the tenant, and evict if the tenant doesn't reimburse you for the oil.

Writing a bad check in GA for example over 500 is a felony.I would check into the criminal route but first consult a local eviction attorney there to see what is involved to prove without a lease.

With other aspects of REI offering greater returns (hopefully) and the redemption period being 3 years, it doesn't seem like a great route in Colorado.

In my experience they are looking for VERY experienced operators that have some wherewithal and that will PG.Other than that you have the 506 routes and you can do this on your own.I would think most companies that can raise any serious equity would do it for their own deals and or want a big stake in the project not just a fee like a broker.
