Id contend that if the property were in an LLC, and the loan was in your name, that that LLC would be pierced pretty easily. 

If I bought the properties, I will need to fix the roof, the entire house, need new heating system, new AC, pretty much new of everything.

Will get pretty much all of my money back bringing my COC to almost infinite and I’ll have $25K equity.  

But this looks pretty straight forward. 

You can get some pretty nice ones for $3-4/sf, and if you're even 5 cents handy put it down yourself.
