Tampa Specific - Prospect Park area

Having been searching for new areas to invest, Prospect Park popped up a few times recently. I'm not as familiar with it as I am other areas around the city. I am familiar with the history of the area but not so much the current state of affairs - both economic trends and current local initiatives. It looks interesting (mainly SFR) from a pure numbers standpoint, but that alone is not a reason to invest. Anyone local or know the area well have any thoughts or scars? Appreciate the help!

It is in a very high end part of Tampa, between Bayshore and the Selmon Expressway. Pretty far South of Hyde Park and SOHO area (Super trendy, right now). Bayshore Blvd. is very clean area with big $$ homes. Check the flood Zone for any property interested. With the National Flood Insurance Program set to expire tomorrow, the coastal areas are going to have re-sale issues if this bill is not extended.
