@Mary Jay, to layer on to Connor's comment, while some lenders will only pay draws on invoices paid with lien releases, there are also some that will allow you to submit draws on invoiced work.

@Dayton Bishop It's great to hear you are taking interest in real estate at such a young age but based on what you shared, you're not in a position to own real estate.

But right now, I'm stuck on if I should:(A)sell and buy a new place (B) live here another year/save more or (C) keep as a rental and buy a new place.

Which would make the LLC disregarded and the property would go on your individual tax return on Schedule E.

They take good care of the house, pay the rent on time, and are easy on the house.

I read a few reviews on an agent that came up on BP and they were not great.
