If you have good credit (720+), have been at this for a couple of years at least, and have solid income outside of real estate, why wouldn't you go ahead and do 70% LTV conventional cash out refinances on four of your highest priced properties?

They won't likely do it, but this puts them on notice that it needs it and their price is laughable. 2) Nobody will buy it at that price and condition so wait until the building collapses and then offer to buy it.

We had to close with the tenant in place, but hopefully they will move within the timelines spelled out in the rental agreement (30 day notice to termnate tenancy).... we'll see.

some look for divorce cases, death notices, foreclosures, signs saying we buy crappy houses, the source is endless, you can even drive for dollars and just hunt for properties in your target areas.Your buyers are easy to find at the courthouse, who bought properties in the last year and match up the names that appear more than once....these entities or people are investors who are buying!

In fact, by giving notice to the lender before you buy, you will actually avoid that.
