BEST WAY TO CO-WHOLESALE DEAL

OK I am not sure I know it so I was hoping someone here did. I am an experienced wholesaler and I see deals on Craigslist by other wholesalers , some are descent some are not. I notice these guys don't knwo what they are doing and I got buyers waiting on deals.

What could be the best way to get involved where I ain't breaking no brokering rules and protecting myself from getting paid? I could probably ask to be added to the purchase contract but not sure if that's the best way?

Has any experienced wholesaler done this before? Thanks in advanced.

A simple JV agreement will do.
