Sometimes owners like having a nearby contact to assist them in miscellaneous ways and sometimes they want someone other than the property manager.

For example, I know many restaurants and coffee shops where people end up with a nice looking space that is impractical for it's intended use.

It seems some of the nearby areas have high crime.
