But I could take them all and sell of the SFR's down the road and cash in that way.What I know is the rent rolls, the taxes, the insurances, the maint man cost (but not material costs), the lawn care costs.

If you incorporate, you will need to check with the Secretary of State and make sure that there's nobody else using that name.
