I think the "house hack", meaning living in the property you invest in is ideal, so long as you don't mind living in the chaos/construction - that's not for everybody - I would be doing that except my wife says nope.

from my understanding (and I'm not an expert) financing a foreclosure is a bit tricky because they look for a short closing on properties getting sold at auctions, so banks might not be ideal in this case. have you considered getting a loan from a hard money lender?
