What does it mean to sell a house as a investor deal?

This is my first time searching for my first property as a real estate investor. I found a property and asked how it is sold they said he’s not using a real estate agent he still has a mortgage and he wants to sell as a investor deal. I guess what I’m asking is how does a investor deal work and the Benefits and complications of going this route. Thank you in advance!!

@Ivan Palacios I'd generally follow what @Nicholas L. said, but I wouldn't get an agent on your side and he might not want one anyway since it'll just cut into his profit. Just get a lawyer instead
