Turnkey REI - Analysis of Provider (Company), Market and Deal

I love TK providers that find the ugly duckling in a good or up-and-coming neighborhood, renovate it at a good quality (without going overboard) so it appraises at or slightly above the asking price, and then has a property management team in place (in-house) to manage the property. It's not always possible to find such an ideal solution, so the relationships of the different parts of the deal (finding, renovating, managing) are very important and a track record makes an enormous difference.

When I had a pest control expert come out to look under my primary residence, I crawled under there with him to look for fungus/mold, termites/ants, and water issues - I learned more doing that and listening to him than I ever have watching Youtube videos or reading forums. If you have structural specific questions regarding conventional residential framing, wood/masonry/brick/concrete construction, or just general questions regarding the integrity of a property, shoot me a direct message.
