Not completely by a long shot, especially in a hot market.Im not saying sell things way above your market, but if you should know if an appraiser uses crappy comps and be able to call them out on it.

I also feel like I am not able to compete for any hot deals because I can only go down there once a month.Considering the travel costs for scouting properties and the fact that I most likely have to hire a property manager for my rental property am I approaching this the wrong way?

Biggest hassel here is the public health dept. and inspections, they want to knwo where you'll be at all times so they can come and inspect at any time.Depends on what you'll be serving, I ran a hot dog chili dog thing for a non-profit at a loacl fair.

And those do help the newbies from getting in hot water but they are very specific types of investments and there is generally a trade-off on appreciation/maintenance costs/and general PIA factor as you go up.
