Gut Rehab

Im trying to get an idea of how much it would be to do a gut rehab on a 700sq ft bungalow style house(2bd 1ba). There was a small kitchen fire so theres that damage and water damage of course, structure and foundation seem to be in good shape. Neighboring similar houses are around $95k and the owner only wants $7k for basically the lot (40x100) SO... like i said, a gut rehab. I would really appreciate any ballpark numbers or whatever you have to offer,especially if your in my vicinity (Lynchburg Va) and have done some gut rehabs.

I'd have to disagree with this. I have seen many properties where the foundation or supporting walls were rebuilt to be as strong, if not stronger, than most homes. Building codes today are much more stringent than they were 20 years ago and building products are improving all the time.

Also, all homes are going to have their own issues, whether it's unlevel floors, walls that aren't square, door frames that need tweaking, etc. This is why it's necessary to use a contractor that knows what s/he's doing. They can put the house back together while compensating for these issues.
