I’ve been a BP forum stalker for a while, and finally pulled the trigger and am about to close on my first rental property.

They failed to pay their September rent and after final move out accounting they owe roughly $2500.  

Finally, once you are an established investor do you still call the utilities companies or do you just have a good idea of how much it would cost you?

Seems to be one that many of my clients run into before finally able to figuring out how to structure. 

They finally came back with the following:“At this point we would just need you to apply for a “Special Inspection” at our office for visual “certification” of the existing structures.”I am curious what this sort of “visual certification” entails.

We’re currently in the middle of two of those and 100% of our lease payments go towards our purchase as long as we finalize the purchase.

Do I need to have the servicer aligned before I finalize the purchase?
