I'm from Arizona myself and I know how some areas of the state need all the insulation they can get to keep the home efficient in the summer.

You need the work to be done efficiently and cost effectively.

Lots of room to increase NOI through operational efficiencies (such as energy) without even having to increase rent. 

Just think, in apartment laundry and energy efficient windows with 9' ceilings and modern layouts.

Flipping is essentially a full-time job, at least until you've built a team and have efficient systems in place.

I look at the simple math.. for me ( that's Me not you or someone more efficient) but a turn over has always been 30 to 90 days.. plus 1k to 2k in renovations to have a nice pristine unit. 

I am really trying to narrow down my focus to create an efficient system.

I asked if there were alternatives like the lamp idea because our only table lamps are vintage antiques that I don’t want to risk getting damaged, and they’re not energy efficient anyways and we never use them.

This was a red flag for me but she said that it would be handled (it never was lol)I have done 5-6 flips now and our teams are getting more and more locked in, our efficiency has gotten much better each job and its exciting to see.

It is certainly not a uniform program from city to city, so investors are investing in a challenged area with a program that may not be efficient or robust for their area.
