Columbus has become a major tech hub in the midwest with large companies like Intel investing $20 billion, Amazon investing $3.5 billion, Google building 2 new data centers: one in downtown Columbus and the other in right outside of U.S. 33 in Lancaster.

The deal cash flows at about $1000 a month BUT the insurance company will only do property replacement coverage NOT liability.

Or, perhaps if you were in public company their reporting requirements would be as such?  

I'm currently looking for an insurance company to cover a high end flip ($1.6M Purch/$700k Reno) that I am in the process of purchasing.

For example, many similar businesses that use real estate are owned by one person/company and operated by another.

IMHO, its best to have a neutral escrow company transact the deal for you from a due diligence perspective.
