Some investors suggest having simple bullet points, big numbers and pretty photos while others suggest having a detailed outline with lots of numbers (with the main number highlighted or in bold) and pretty photos.

They think an LLC is some magic bullet.

But we certainly dodged a bullet on that one. 

When I was financially able to do so in 1997 I just bit the bullet and upgrade the Electrical systems, installed duct work and Heat Pumps in both units.I was able to increase my rents significantly after that, thereby attracting better quality tenants all these years, so I've had no regrets. 

Yes, there are sometimes references back to other sections, but you are in essence just reading a big list of bullet points.

I collected them all then.. other wise no release.. not worth my time or energy or thought process to chase little dollars on a monthly basis.

So you could put all of this time,effort, and energy in to get nothing down the road.Maybe add some extensions to the balloon under certain conditions and the option to sell off certain properties with lien releases off of the note.

I also actively sell real estate and focus most of my energy on investment clients of all shapes, sizes and experiences.  

Thats some focused energy.
