This is my 4 rental putting into service, I have never considered pets before and that new carpet and paddling that was just installed looks and smells great right now. 

You will know when you have one with every  bone in your body.  

I've called a  couple of attorneys and no body seems to know how.  

And now the AC failed and the smell is back - only in the basement though.

Because genetics handed me a bigger body and you a smaller one?

The hoarders, the mold, foundation issues, smells of cat pee, etc... all of these problems are fairly simple to fix.

Cats can be lighter on the wear and tear but I've heard that they can smell up a place.Dogs are heavier on wear and tear, tend to be louder, and will use your yard (if you have one) as their bathroom.

Any body that said High Risk = High Return was a complete fool. 

Unfortunately I do not have access to much capital, however, I am able-bodied and can perform cosmetic repairs, and will be moving up to heavier stuff once I can get more exposure to it.

He said here is my problem , it will be 6 months till I get permits and I need it cleaned out , the neighbors 4 doors down can smell it .
