I would however keep your mother as the owner of the LLC so you can get the step up basis upon her death.From the C corp you take management fee and you can also "hire" your mother to do some administrative task for the corp and give her salary and fringe benefit.

#1) Four ways to win over a broker before doing a deal with them: pay them a consulting fee for their time, visit their recent sales and follow-up, telling them what does and doesn't fit your investment criteria (this has worked very well for me), tell them how you will fund you deals, and send them a quick email after complete a task that brings you closer to doing a deal (i.e., qualified for financing, sent out a direct mailing campaign, etc.)#2) Speak with a securities and real estate attorney
