I don't know the address of your property, you need to look up how it is zoned, there are restrictions.

Prospective new buyers would have to address that issue.  

You won't be able to see the property from the insode, all you have is the address.

Also I'm sure NY could have specific tenant friendly rules about how this may need to be addressed.

Placing a business name and address on the return info let's everyone know at a glance that this is marketing mail which means it will likely end up in the trash unread.

I put a quick calculation together for this property (I made broad assumptions since I do not have the exact address).
