Fully paid off which i am looking to do something with soon.I manage 10M in commercial property for my father. ( 15 unit motel, duplex, and 11 unit NNN with 90% national tenants)We recently purchased the NNN after i rehabbed a motel in Myrtle beach and flipped it for 2M within the last 5 years.I am looking to become a MLO to finance some deals and understand the mortgage industry as a whole much better.I am not affiliated with any brokerages.

I admit I have this thing for it: 1000' to a great beach, my dream retirement home, a super long term tenant, a super appreciation.   

Are there any Mastermind groups near West Palm Beach or even Stuart  meeting up?

We may buy a beach house next in SC or GA.

As I research properties in the Palm Beach Property Appraiser website, I am seeing a lot of cases where the price was listed at $10 for several consecutive 'sales' am I right to assume this means the owner 'sold' it to a family member?

He has books/magazines full of plans. mostly Mediterranean style, but others as well.The two we used have 6" wall so either concrete block or 2x6 frames which is costly but great insulation.The two also were for slab construction like many FL homes. 

( I was previously looking into purchasing foreclosures from palm beach / broward/ miami-dade county but got scared away by the potential title issues.) ( also if since you are in that area, if you could recommend a good title company, I'm all ears :D ) 

We just purchased our first short term rental near the beach and there is another condo that is in pre foreclosure.

However, fixed costs when vacant… The space is on one of the busier intersections but the location is very good in proximity to restaurant (across street), party store walkable, beach park short walk.
