My 2 brothers and 1 sister have a 6 bedroom cabin under contract in Pigeon Forge.

2 Of us live in SC

1 lives in AL

1 lives in TN

It looks like the mortgage company will allow us to put the deed into an LLC or trust at closing.

Questions

1. Better to use a trust, LLC or a combination of the 2?

2. What state to create these? I assume TN?

3. I'd like to protect the siblings from any divorce. I don't see that ever happening but... Maybe make spouses beneficiaries but keep the siblings as owners of trust or LLC.

4. Any recommendation on a TN attorney or someone who can practice in TN to help set up the proper structure?

5. We may buy a beach house next in SC or GA. Can we leverage any of what we setup for PF cabin or create something new?

6. Taxes, Separate tax return that generates K1's?

7. I would like to get a bank account with a EIN to handle the income and bills so we would need an entity for this.

We do have a draft of any operating agreement and one thing would be that this property could not be sold as long as one of the original owners are alive. This would keep someone that inherited a  25% share of the property from forcing a sale.

Any other suggestions are appreciated.
