I haven't gone to the last couple, but they usually have a speaker on a different real estate topic each month, as well as having everyone introduce themselves and allowing anyone to present any deals they might have.

When you introduce yourself and they find out you are their to solve problems you can see the relief roll over their face.

All the little old lady has to say is "I didn't realize that" and denounce the deal and it can well be a dead deal.You also need to take care introducing the deal to heirs.
