There are many different grants and credits available in Baltimore depending on what you are looking at doing, so I would recommend taking some time to really do research and physically step food in some of the areas. 

I got to meet a fair number of very successful investors and RE professionals that cater to the apt investing niche. 

Plus, it's enclosed, so nobody can easily steal your stuff when parked in a parking lot to get food in the middle of the day, or when staying overnight someplace.

To many ways for cash, food, gas, liquor, cigarettes,  profits to flow out the backdoor.

A close friend of mine was in the same shoes as you.Before giving the middle finger to his corporate job he paid off all his credit cards, bought pre-paid gift cards for food, restaurants, movies, and other leisure items, he got his medical and dental checkups done while he was still on insurance, and reduced recurring expenses in order to live as lean as possible in start-up mode. 

We never had to look at our tenants faces, never had to watch them chew their food and never had lengthy conversations.When you share a kitchen or other rooms everything gets too personal and you have to listen to all their personal relationship, work, health and mental problems.

I've researched a handful of sites and companies that advertise motivated seller leads services, but they either seem like scams or they cater to more established and experienced investors.

Some carriers also don't want to insure more than a certain number of properties, or only allow so many investment properties. you just need to reach out to insurance brokers, or insurance companies that cater to investors.

I'd guess the bigger units would cater more towards families moving here or renovating vs singles or couples travelling for work, doing the digital nomad thing or renovating, nurses, etc.
