Water and Power may or may not be on, and if its not you may or may not have to pay to have it turned on.

While you vacancy might be close to zero, I like you estimated 10%.The water and electricity seems high, it might be right because of the laundry.Anyways, those are my quick thoughts.

There is no doubt systems, numbers, costs, all that stuff are crazy important, but I think learning from the right people is more important... again, just my opinion. 

His rent is only $750 a month- water, sewer, trash, and cable included.

well i wasn't sure what criteria the system used to consider what is spam or not..and well i guess there is no warning, i was just reaching out to local investors that looked like they'd be good partners!
