But I definitely get what you’re saying by it sounds to good to be true 

Primer paint is normally white, but you can have your paint guys actually mix it to a closer shade to the color you want, to really make that cocoa brown or whatever really pop and show that true color well!

the prior comment about closing earlier to middle about hte 45 day until debt is due is true, but that's because you've already pre-paid it...This is real estate investing. 

From what I've read online fiberglass seems to last longer, cheaper, and be more low maintenance, but most of this information came from fiberglass companies, so not sure if its true/bias.

The lure of quick wealth and cash flow (even though many noobs don't know how to calculate true cash flow), etc., causes far too many to get in the game before they're ready and therefore they make bad choices with their hiring.

They may use the comps you are looking at or they may go way out and find true comparables, which could kill the deal if the lender needs comps within a certain distance.

I’m specifically thinking about commercial deals, but I’m sure it’s true and residential as well.

I know there are a zillion posts about partnership structure and the details...yes, I know "whatever you and your partner decide between you" is true.
