Marketing a New Property Management Company Greenville SC

Hello everyone, I'm starting a property management business in Greenville, SC. I've formed my LLC, built a website, built most of my systems, and opened my operating and trust accounts. I'm currently just waiting for my PMIC license to be issued before officially launching the business. I'm looking for any advice on how to successfully market my company with the primary goal of landing my first client.

I have 5+ years direct experience in property management and personally own 5 rental units. Property management is a true passion of mine. I've personally experienced how much of a difference doing property management well makes versus doing it poorly. I want to be known for someone who is proactive, communicates well, doesn't nickel-and-dime owners, and takes away their headaches rather than adding to them. I want to do this all while ensuring my tenants' housing needs are sufficiently met.

I'm considering starting with a 5% management fee (and no extra fees), giving the first 3 months of services free as a sort of trial period, and allowing owners to back-out of my services with only a 30-day notice and no extra fees. I'm hoping incentives like these can allow me to penetrate the market early on and minimize the risk owners would feel giving their business to an unproven company. Perhaps I would modify my pricing structure for clients down the road once I had more reputability and overhead (can't operate from home any longer, need staff and more expensive software, etc.).

Do these incentives sound like good ideas for a new company with little overhead/operating costs? What other incentives can I offer? How can I best reach potential clients while I'm just starting out? How can I get owners to see me as credible and reputable while in my early stages doing this from home without employees?

Any advice is appreciated. I want to maximize my time and money the best way I can, but mostly I just want an opportunity to help property owners like myself earn more and worry less. Your honesty is encouraged. Thanks in advance!

To me, all the deals make it sound like you have zero confidence in yourself/abilities and as a property owner I would probably pay the going rate VS someone that is coming across as desperate.  

That is just me though.

By the way, not saying you don't have confidence or are desperate just saying that is how it comes across to me.  

Be confident, be bold.  You are worth it.
