friend of mine owns a big PM company in PHX AZ  he is seeing this happening now.. my worry ( and I voted for Trump) is losing labor..the Hispanic labor is by far the best labor for the money out here.. out in the deep south same thing.. they show up work and do decent work.. you get the locals in the deep south and its anything but.So even if we bring jobs back home for Americans most Americans simply are not skilled laborers they don't know how to do what our Hispanic work force does... they simply don'tSo I am torn..

I can understand why you are looking to invest out of your area (CA), but you may as well know that you need a good set of eyes on the market and the property to find or create a deal where the profit is on your side.I currently live in an area where I create great returns, but I am moving out of the cold winters and heading south, so I have been selling of my properties. 

I am looking into the area just south of Lake Minnetonka and just west of Minneapolis.

If you go with a flip, do your best to find a great deal so you have room if the deal starts to go south.

Am currently in South East and have generated over $100,000 for last year alone.

Counting your money from your fishing boat off south Florida is great.
